Ever wonder what is really happening with homes in your part of Spokane? As you look at this week’s numbers, you’ll notice what buyers and sellers are actually doing right now, not just what the headlines say.
Homes are still moving: 170 went pending this week while 189 new listings came on.
Here is the last 7 days at a glance:
- Spokane (City): 121 new listings, 113 pending, 144 price drops, average sale $526,205
- Spokane Valley & Liberty Lake: 41 new listings, 39 pending, 53 price drops, average sale $451,119
- North County (Mead, Nine Mile Falls, Chattaroy): 27 new listings, 18 pending, 31 price drops, average sale $399,004
A bigger-picture insight
The median household income in Spokane County is $85,192 (U.S. Census, 2024). After federal taxes, that is roughly $6,068 a month in take-home pay.
This week’s average sale price across the Spokane area was $490,751. With today’s 7.4% 30-year rate and 5% down, the monthly payment (including taxes, insurance and mortgage insurance) comes to about $3,941. That is 65.0% of that take-home pay.
In plain terms, the typical household is stretched to afford the typical home right now. Payments stay under a comfortable 40% of take-home pay at about $295,000 and below.
For investors: if a flip is on your radar, an after-repair value at or under about $295,000 keeps your resale price inside the range most local households can comfortably afford. If the numbers work at higher prices, go for it. In an ideal world, though, the lower price points are the safer play.
What this means for you
If you are thinking about selling, sellers who price right from day one are the ones buyers notice first, and that is something we can plan together.
If you are buying, picture walking into your next showing already knowing what similar homes sold for, so you can make a confident offer.
When you are ready, let’s have a quick, no-pressure conversation about what these numbers mean for your home or your next move. Send me a message and I’ll put together a personal look at your neighborhood.

Source: Spokane MLS data via ljkennedy.com, Oct 5 – Oct 11, 2026. Average sale price reflects homes that closed that week. Income: U.S. Census Bureau (SAIPE) via FRED. Payment estimate assumes 5% down, a 30-year fixed loan at the Freddie Mac average rate, 1% yearly property tax, $110/month insurance and mortgage insurance; take-home pay is an estimate after federal income tax and FICA. Not a loan quote. Price-drop counts for this week combine Zillow and Spokane MLS list-price records, because MLS price tracking began October 7.
