The short version

This site uses Belvedere, LJ's own client-management software, to power home search, Saved Homes and the contact forms. To make saved homes work, your browser keeps a random visitor ID. Belvedere notes which pages and listings that ID views, which homes it saves and which searches it runs.

That activity stays anonymous unless you send a form. When you do, LJ can see the homes you looked at so he can follow up with homes that fit, instead of guessing.

What is collected

  • A random visitor ID and a short session ID stored in your browser
  • Pages and listings viewed, homes saved or shared, and search filters used
  • The page that referred you here, campaign tags in the link, and your browser type
  • What you type into a form: name, email, phone, address and message, plus your consent choices

Belvedere does not sell this information, and it is not used to make decisions about anyone based on protected characteristics. It is used only so LJ can serve you better.

How long it is kept

Activity from visitors who never send a form is deleted after 120 days. If you send a form, your contact record and the activity linked to it are kept in LJ's client records until you ask him to remove them.

How to opt out

  • Global Privacy Control: if your browser or extension sends the Global Privacy Control signal, this site does not record your activity at all. Search, Saved Homes on your device and forms still work.
  • Clear site data: clearing this site's storage in your browser removes the visitor ID and your saved list.
  • Ask LJ: email [email protected] or call (907) 330-7920 to see or delete what is linked to you.

Listing information

Home listings come from the Spokane Association of REALTORS® MLS and may be held by other brokerages. Each listing names its listing office. Information is deemed reliable but not guaranteed.
